<p>Montréal, August 19, 2010 – Parents buying condos with their  adult children is a growing trend in the real estate market that has  been given added impetus by the current economic environment. In these  times, families are looking for a safe bet to build wealth for their  children. According to a national survey of Canadians contemplating a  condo purchase, 10% are considering it for their adult children.   Développements McGill (DevMcGill), the developer of the M9-3 condo  project in Old Montreal, has created the Family Investment Program to  support this highly advantageous asset-building strategy.</p>
<p>“We have formed an partnership with the Royal Bank (RBC) to  enable families with children aged over 18 studying or working in  Montreal to enrich their family assets by buying a new condo in a  booming neighbourhood with one of the highest value appreciation rates  on the Island of Montreal,” said Stéphane Côté, President of DevMcGill.</p>
<p>The partnership lets DevMcGill offer first-time buyers very advantageous terms, including:</p>
<p>•	joint mortgage application by parents and children, if desired,  making it easier to get a pre-approved loan;  					•	the child’s name only on the property deed, qualifying the condo  as a principal residence and exempting it from capital gains tax when it  is resold;  					•	very modest down payment (starting at 5% of the selling price); 					•	guaranteed interest rate until construction is completed to  shelter the buyer against any rate increases; 					•	$1,000 rebate on notary’s fees when the transaction closes.</p>
<p><strong>A safe investment</strong><br />
With prices ranging from $150,000 to $1 million+ an M9-3 condo is a  sound investment for families with a wide range of needs and budgets.  Now is the right time to buy real estate for two compelling reasons:  historically low interest rates and capital appreciation well above  traditional investment instruments such as registered retirement savings  plans (RRSPs) and registered education savings plans (RESPs). A recent  study by Canada Mortgage and Housing Corporation (CMHC) found that <strong>the average price of a condo in Old Montreal increased by 21% in the first quarter of 2010</strong>,  compared with an average 8% increase across the Island of Montreal  during the same period. And real estate is a secure hedge against  inflation: while it reduces consumers’ buying power, it yields long-term  asset appreciation.</p>
<p>“In addition to its attractive terms, the Family Investment  Program supports customers from the beginning of the buying process,  clearly defines their needs and offers them the best product, based on  the family’s financial position,” said Manon Angers, Royal Bank mortgage  officer.</p>
<p><strong>Substantial savings </strong><br />
For families on a budget, the Family Investment Program is a boon.  The City of Montreal’s home ownership program offers buyers of homes  under $235,000 a set of tax incentives including a one-time $4,500  rebate and 40% off the transfer tax (welcome tax). Revenue Quebec also  grants buyers a tax rebate of up to 36%.</p>
<p>“We have always been committed to offering ‘affordable luxury’  and we are upholding that tradition with this program,” said Stéphane  Côté. “We want to offer people who may think they can’t afford it a  unique architectural and urban experience in the heart of Montréal and  an attractive investment opportunity, particularly since Phase I of the  transformation of the Bonaventure Autoroute into a boulevard with green  space was officially confirmed last week.”</p>
<p><strong>Lifestyle</strong><br />

How do you successfully complete this project and ensure that you have acquired a profitable investment? <p><span id="more-54"></span>1. Buy in the right location. Where do you want your condo to be in Montréal? On the Plateau, in Notre-Dame-de-Grâce, or Old Montréal –  which will soon be the residential district of choice – southwest Montréal, or downtown? In addition to the cost of your future home, this factor is essential to consider before you start looking.</p>
<p>2. Put your trust in a reliable builder. A reputable and sound real estate developer is unlikely to leave you &#8220;up the creek&#8221; before completing the work. Also, its reputation and the quality of its construction will help maintain your resale value.</p>
<p>3. Consider more than just your apartment alone. When you buy a condo you are also buying part of the building: the corridors, elevators and everything else belong to you in a proportion corresponding to your percentage of occupation of the building. These parts of the building are known as &#8220;common property.&#8221; Are they well constructed? Will they need a lot of maintenance?</p>
<p>4. Consider condo fees as an investment. Instead of looking for the lowest fees, find out instead how they will be invested: careful maintenance, establishment of a reserve fund, good services, etc., and also ask who will be responsible for managing these amounts. Is it a private firm or will you have to be get involved?</p>
<p>5. Gain an understanding of life in a co-ownership. Despite the fact that your condo was handed over to you in a turnkey transaction, this does not mean that after taking possession you need only think about your own four walls. In addition to your own apartment you are a co owner, with others, of an entire building, and this has certain implications: you are living &#8220;in common&#8221; with those other individuals, which is very different from apartment living.</p>

<span id="more-51"></span>While prices of homes and condominiums are collapsing in most large North American cities, they have remained stable in Montréal. This is excellent news, given that Americans are being faced with losses of value close to 18% on average.</p>
<p>The Montréal condominium market has never run out of steam in any major way: this is one more proof that it is a prime investment sector. While returns on mutual funds and stock market investments have been declining since October 2008, real estate is becoming a safer hedge than ever before.</p>

<p>– Suburban living no longer meets their needs. Recreation activities focusing on young families, neighbourhoods deserted from 9 to 5: suburban baby boomers are simply bored.</p>

Those who reach their 55th  birthday (or more) nowadays are still fully active in sports, recreation, travel and the world of work. <p>Buying a condo or setting up your business before the work gets under way could be a very lucrative investment.</p>
<p><span id="more-30"></span>Following redevelopment of the Peel Basin and creation of the Quartier international just west of the Faubourg-des-Récollets, urban planners are now targeting the Bonaventure Expressway. This is great news, since Montréal&#8217;s busiest access route deserves better than the concrete pillars of this section dating back to Expo 67.</p>
<p>For condo buyers as well as Montréal real estate developers, the neighbourhood around the Bonaventure Expressway is already creating tremendous interest.</p>
<p>How will our familiar old expressway be transformed? If the project goes ahead as planned, it will become an urban boulevard, a bit like McGill College Avenue or the area around the Quartier international. New buildings, boutiques and stores and a whole downtown community will be born. Residents and business owners will enjoy new green spaces and pathways as well as new transit routes, all part of the development launched by La Société du Havre.</p>
<p>The Quartier international and Multimédia District are close by and outstanding architects have already produced designs reflecting Montréal&#8217;s flair and creative genius, such as the Cognicase Building, Duke Street, the Autodesk building and de la Commune Street, and successful new residential and commercial projects like M9 by Sid Lee Architecture, on the corner of Prince and Wellington streets.</p>
<p>Further clues that should spur investors: fine restaurants whose reputations are spreading by word of mouth, fashion and design boutiques attracting sophisticated Montrealers of all ages, whose addresses are still unfamiliar but will become well known  –  all are being drawn to this district.</p>
<p>For investors as well as individuals looking for a condo in Montréal, the future Bonaventure boulevard as well as Brennan, Duke, Queen and Wellington streets and the surrounding area are a district you must explore…so don&#8217;t wait any longer!</p>
